Fawcett Mill can accommodate sixteen plus four guests (up to twenty with the inclusion of sofa beds) and is a large detached former mill-owners house located just two miles from the M6 in a secluded, peaceful valley. The property dates back to the 18th Century and boasts many original features including a beautiful stone fireplace and oak beams. The property also benefits from more modern facilities such as a sauna.
The location is perfect for walking and cycling and benefits greatly from being midway between the Lake District and the Yorkshire Dales National Parks. A stream runs through the grounds from a nearby waterfall, with terraced gardens and patio areas positioned to enjoy the views.
The property is located near to the picturesque and much photographed village of Orton, which is often considered by the locals as being quieter than other parts of the Lake District. The Lune Valley and Upper Eden Valley are also both close by. Fawcett Mill is a great base from which to take day trips by car to explore Northumbria and the Yorkshire Dales National Park, as well as the Lake District National Park. Of course, there are many great walks and much exploring straight from the front door, including the Howgill mountains, a must for hill walkers, nature lovers and photographers alike. The quiet, narrow country lanes are popular too with cyclists.
Orton itself is a medieval village with its church dating back to the 13th Century. However many of the houses and cottages in the village date back to 17th and 18th Centuries. In the village you will find a pub and many small shops such as a butchers, general store and post office, bike hire, news agent, off licence and vets. Orton is a strong farming village and enjoys a local farmers market.
Two well-equipped main kitchens and a secondary kitchen, one with a Rayburn range. Sauna. Two shower rooms with sink and WC. Two spacious dining areas, one with a log fire. Lounge with log fire, television and video.

Outside: There is private parking and extensive patios and terraced areas.
* The short break weekend rate is for either 2 or 3 nights, from 3 pm Friday to 10 am monday.
* The midweek short break is for any number of nights up to 4 nights from Monday 3 pm to Friday 10 am.
Rental includes all reasonable usage of gas, electricity, central heating, water, and bedlinen for made up beds. Personal towels are not provided
We accept animals with prior agreement & with conditions at a one off cost per animal of £25 to cover extra cleaning.

- We ask for a deposit of 20% of the rental payable by cheque or direct transfer to our bank. A booking is only firm on receipt of cleared funds for the deposit.
We ask for the balance 8 weeks prior to the rental, along with a security deposit of £150 which covers any significant damage/breakages or late departure. This is returnable by cheque within 10 days of the end of the rental.

Weekly rental rates shown are from Saturday to Saturday.
Short breaks are available either from Friday to Monday [ 3 nights] or mid week from Monday to Friday [4 nights] only during “ standard” week periods, which excludes any short break in July, August or any week covering Christmas, New Year, Easter, Bank Holiday, or half term
Arrival time is from 3pm on start day and departure by 10am on departure day

Idyllic retreat for family gathering to celebrate Mum's 80th Birthday
As families grow and you need a place to be able to gather together for celebrations, and yet still feel as comfortable as you would at home, this could not be more perfect. As we got out of the car and heard and saw the waterfall, we knew we had arrived at a special place. We walked through the door, and immediately felt comfortable. Such a spacious house with a lovely atmosphere. Original features are unspoilt by modern day living and yet all the modern day appliances are there too. This was a winter weekend so we enjoyed inside fires but still managed an outdoor barbecue. All the family enjoyed relaxing, celebrating and just enjoying each others company in this idyllic retreat. Thank you to everyone at Fawcett Mill.

Fantastic place, everything we needed and good value for money. Very quiet and secluded which is what we wanted as we had young children in our party so they could make as much noise as they liked. Loved the fact it was rustic. There are some lovely places to go in the Lake District and would definatly go again. We had the fire going every evening in the dining room where we spent most of our evenings. Lots of places to walk around the cottage which the dog in our party loved as well as the children. I would book this cottage again in a heart beat and are thinking of getting people together for next year. Loved it
Beautiful traditional house in glorious surroundings!
Myself and 3 combined families (8 adults & 9 children aged 8-16) stayed at Fawcett Mill for the whole of Xmas 2017.
The house was fabulous with more than enough space for the whole party! Having two kitchens was a god-send and the dining area was great entertaining space. The house has all sorts of nooks and crannies and very traditional just as you would hope, perfect for Xmas get-togethers, the real log fires were a lovely touch. The outside area and views are really something and I can imagine how wonderful they would also be in the summer. Nearby walks galore but a trip out to Ullswater is a must! All in all a splendid house, perfect for large gatherings , the pictures just do not to the house justice. One word of caution, the stairs by the 'main kitchen' are extremely slippery and we nearly all had a fall, with my brother-in-law gaining a very nasty lump/bruise - this should be addressed. But this is the only negative. You will not be disappointed!
Thank you very much for your review and we are delighted you enjoyed your christmas week at Fawcett Mill. Yes! The stone steps are really awkward! The problem is the cottage is a grade 2 listed building and there are a lot of things which we are not allowed to change including the stone steps. We do have warning signs in place but we are very sorry to hear that in spite of these your brother in law slipped. We shall look to put up even more obviously noticeable warning signs.
